Modern vacation home with sea view and pool

The luxurious vacation home with a living area of 205m² is located on the island of Pag, Novalja.

On the first floor there is an open-space area with kitchen, dining room and living room. There is also an entrance area with a utility room, a bathroom and an exit to the north-west facing terrace.
From the terrace there is access to the sunbathing area and the 33m² pool.

An internal staircase leads to the second floor of the house, where there are four bedrooms, two of which have their own bathroom and access to the terrace, and two bedrooms that share a bathroom.

The house has its own driveway with parking for several cars. There is also a green garden on the property.

High-quality materials, floor coverings and sensor lighting were used in the construction.

There are two connections to the municipal water supply: one for the needs of the residential area and one for the swimming pool and hydrant.

Heating and cooling throughout the house is provided by the “fan coil” system, which is powered by a water-to-air heat pump (16 kW cooling/12 kW heating).

Solar energy (2 collectors on the roof) and a high-quality 200 l water heater are used to heat water.

No sewage system has yet been installed on the site, so a septic tank with a capacity for 10 people has been installed for household needs and a special drainage system for rainwater.

The popular vacation resort of Novalja is located on the island of Pag in the northern part of the Croatian Adriatic and is the second largest town on the island after the main town of Pag.
